Painting

The Declaration of Covenants and Restrictions and ALRC Procedures and Guidelines contain key information relevant to ALRC approval. (i.e.; fees, required documents, property setbacks, easements, structural & landscaping guidelines, fences, additions/renovations, pools & enclosures, equipment, grading and storm water drainage, etc.)

This application will not be given consideration by the ALRC until the required fee and documents are received. Make checks payable to: Orchid Bay POA, Inc and either mail/ drop off to Coastal Community Association Management at 506 SW Federal Highway Suite 202 Stuart, FL 34994.  

Once the application is approved, work must commence within 3 months of the approval. If no work is commenced, 2 extensions up to 6 months from original approval will be given upon valid request.

The ALRC reserves the right, but not the obligation, to perform periodic inspections to ensure the parameters of the approved application are being followed. Absence of ALRC periodic inspections shall not excuse the property owner from executing the application as approved without deviation.

Documents Needed

1.    Contractor’s Insurance Certificate (Liability/Workers Comp)- see example under ALRC Documents 
2.    Contractor’s License (Painters are excluded) 
3.    Proposal on what is being done including material, colors etc. 
4.    If you are painting your home (earth tone color only), you will need to paint a sample of the paint on your home and let us know the location. Please include a picture of your home, both neighbors on either side, and across the street. 
5.    Survey ( roof & paint excluded) highlighting locations. 
6.    For roof application, please submit color and picture of roof material 
7.    If installing a metal roof, it must be 24 gauge

$200.00 – Addition with Landscape Modifications

$100.00 – Addition without Landscape Changes
• Renovation and/or building modification (changes to original design)
• Improvement or modification to pool, lanai, or driveway
• New pool (with or without lanai)
• New screened lanai
• Material change to original application

$50.00 – Minor Structural Additions
• Generator installation
• Fence
• Pet enclosure

$25.00 – Exterior Modifications
• Change of house and/or trim color
• Changing roof material and/or color
• Changing or adding utility screening (with plantings or permanent structure)
• Addition of shutters or storm panels
• Change of front door style or color
• Change of window size and/or style
